Are you in the best position to make an offer on a home?
It happened again. My buyer "Chris" found the perfect house and made an offer. It just went on the market the day before. Sweet home, great condition, superior location, and priced right. While pre-qualified, for weeks I had been trying to get Chris to understand the importance of providing us with his paystubs, tax returns, bank statements, etc. so we could arm him with a strong PRE-APPROVAL letter rather than a weak PRE-QUALIFICATION letter. He dragged his feet and now he was competing against 3 other offers. "Highest and best" the listing agent exclaimed. But unfortunately that did not matter. The seller went with another offer, a buyer that was pre-approved.
But this story has a happy ending! Chris learned his lesson and showed up promptly at my office the next day with documentation in hand. We issued a PRE-APPROVAL letter on the spot and he is getting ready to make another offer on a house that he loves even more than the one he lost.
